There are tons of MHs  from the 60s and 70s still in service. They do decline more rapidly than stick built, though.  

My RVs are about 240 sf.  I did have them in Mont Belvieu, near Baytown. Now they're in Dayton, where I live.

Hi @Luke Carl

I'm sorry.  I know this thread is old, but I was wondering why you thought the housekeeper was responsible for the $2,500 it cost to have the bedbugs treated and replace the mattresses.

Max,

I've been renting RVs for 3 years.  Most of my renters are workers at the chemical plants and refineries.  Mine are not fancy, but they are nice.

I think you are wise to pursue a path you're comfortable with. I love John Fedro's model and have a lot of admiration for him. I originally had planned to follow it, but I was more at ease with RVs. Of course, I was very nervous on the first go round. 

You're in Houston!  That's great. I think we have a lot of opportunity around here.

Hi Jon,

I've been away because of a personal crisis. I posted about it the other day in the Investor Psychology section.  This has had a significant impact on my rentals. I dissolved my partnership with my sister and 3 of my RVs were sold, leaving me at present with only 2. 

The ones we have/had we paid between $1250 and $4000 for. All needed between 1 and 2 thousand worth of repairs. We did the work ourselves. That model isn't something I'd want to do again. I'd want to pay under 5,000 for units needing minimal work. 

When I was sick, hubby moved our RVs to a park that has not prospered as much as our former park. It was closer to the chemical plants. That's where we get most of our renters.  They'e my favorite renters because they can afford the rent and they generally work long hours and are quiet. 

We have a three month lease. It's broken frequently and turnover is our biggest challenge. 

I believe we would have met our goal by now (to replace Hubby's salary and continue to grow. We've been doing this three years) if I hadn't gotten sick. I've been well for 18 months, but lost confidence in my abilities and intellect. I'm just now beginning to plan for more investments. I want to try a rooming house next. 

My sister and I also still want to develop some RV spaces where we can put our trailers and increase profit. Lot rent is exorbitant.

They'e in An RV park now. For a year and a half they were in a mobile home park with an RV section. 

These two parks were fine with it. All I had to do was ask.
