Michael,
Yes you surely can. People always say the parks won't allow rentals, however I approached 6 or 7 when I was getting started and they all said yes.
I did end up doing RVs and they are in An RV park now, but were in a mobile home park with an RV section for a couple of years. It worked out great.

Hi Derek,
I've been renting spaces for my RVs for 3 years in a mobile home park and an RV park. Over this time several managers have come and gone.
I've found them quite easy to deal with. My best advice is to be kind and considerate of them and always, always keep your word. Follow the rules of the park and try to keep your renters (if that's what you're doing) also following the rules.

I see no reason to be wary. He is prepaying a year. A dream come true!

I'm probably the only person on here that has gone through this, but I don't know of another forum where I can discuss this.
I rent out RVs that people live in. I've been doing it for over 3 years.
So, eleven months after I started, we had 9 RVs. I was in partnership with my sister.
One night I literally went crazy. I went manic for the first time in my life. Way later I was diagnosed with Bipolar Disorder. But I didn' know anything was wrong with me.
I began giving away money, making bad decisions, having very grandiose thoughts, I walked out on my family (I had been married 27 years and had 10 and 11 year old kids), etc.
Anyway, long story short, that episode lasted 3 months, then after a time I had another episode.
When all was said and done I had been arrested 7 times, hospitalized 5 times, dissolved my partnership with my sister, and 3 of my 5 RVs were sold.
I currently have 2 left. They are doing pretty well. And I am about ready to get into investing mode again. This time, and this is something I've planned since before I got sick, I'm going to do rooming houses.
My problem is that I'm having a very hard time with confidence. I used to know that I was a very intelligent and competent person. But you cant imagine what it does to your self esteem to find out you have mental problems. However, I have been well for 18 months now. For that I am so grateful. But I fear I could get sick again (but I take my meds religiously).
I think this post is rambling. If you can relate or have advice for me, I'd appreciate it.

I guess it's just different tastes. Seemed like there was no climax to it.

If you can find it, go and read my post called "First Rental." It tells how I started out with $10k. I has a lot of detail I don't want to retype here. I rent RVs.
I got off track due to mental illness, so am no longer expanding, plus I posted a few wacky posts a while back,,but the First Rental thread has good solid info in it.
In a nutshell, buy something for a few thousand. Fix it up and rent it. Take your rental income and reinvest in more assets.

@Deanna McCormick I guess I don't understand the question. I have a business address they can send notices to, but everyone texts or calls anyway.

I'm not sure about special needs housing, but I do know several people who live in group homes. These are people who have mental health disabilities. From what they've told me there are 2 residents per bedroom at a rate of $650 per month. So this type housing is lucrative around here. They do supply meals, however. Nothing fancy. A typical one around here would be a four bedroom house, with the director occupying one bedroom. Income potential $1300 x 3 = $3900 month.
To keep full, you'd need to keep in contact with area psychiatric hospitals.
Hope this helps

I give my renters deposit slips and they put their rent in my bank account. Works great. I've been doing this for 2 years.
