I've simplified things quite a bit. Flat $200 to $225 a week. My sis and I aren't partners anymore. Still $300 deposit and lease term is four to twelve weeks.

there is a book by Bill Biko on rooming houses that's fantastic. 

Exxon and Chevron are building plants here so it should be good for a couple years.
