I'm new to this and think you're a truly dedicated person since you've listened to all podcasts and read all the books. It's really inspirational and I'm looking to do the same as you!
Currently reading one of the books and reading articles on the blog as well.
I'm sure you will reach your goals. You have more experience than me, so if you have any pointers/advice... I'm all ears!

Late payments will mess up your credit score BIG time. Try to contact those company you've paid late to, to see if you can get at least one or two of those late payments removed from your credit report.
By getting at least 1 or 2 removed, you will see a big difference in your credit score.
I use CreditKarma to keep on top of my credit score, give it a shot!

My cousin's husband asked for my help by putting a house under my name for 6 months to a year and then he will take it over (at least that's what he said he was going to do). Fast forward that 2 years and guy didn't do what he said he would.
Couple weeks ago I had to take full control of property before guy screwed my credit up and here I am hungry to learn and invest in more multi-family homes.
I believe everything happens for a reason, unfortunately.... I had to make that stupid decision to get myself here! I'm motivated to flip this whole thing around and make the best out of it and learn from my mistakes.

@Joseph Langford First and foremost... THANKS for serving this country! I'm new to this myself but while reading one of the books from BiggerPockets, they mention VA Loans (http://www.benefits.va.gov/homeloans/purchaseco_el...) which might be a good option for you since you're in the AF!

@Justin Fraser Thank you, for the advice! The Book on Managing Rental Properties is the next book I'm going to read as soon as I read Thre Book On Rental Property Investing. Or do you recommend I do it vice versa?

Hello, everyone!
I promise I'll try to make this introduction short!
I found BiggerPockets from reading "The Book on Investing In Real Estate with No (and Low) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money". I'm not done yet, but enjoying the read!
One of the reasons for me buying the book was because 2 years ago my cousin's husband came to me because he needed help getting an investment property. By help I mean like getting someone else to put the house under their name until he improved his credit. So, me trying to be nice and help, I agreed.
I know what you're thinking right about now "this guy is an idiot" and regarding this specific scenario, you're right!
Fast forward 2 years and guy hasn't improved his credit, mismanaged ALL the profit from the house , security deposits , almost messed up my credit (late payment) and a bunch of drama.
I stepped in and took over (sorta, I mean it was technically my house anyways). Now I'm on the road to learning as much as I can and turn this horrible experience to a good one. I'm only 26 so not letting this stupid decision stop me from accomplishing my goals!
Now that I got that embarrassing story out the way, I hope to learn many new things from everyone in this community!
