Hi Samantha, it's great to meet another fan of Rich Dad Poor Dad. That book definitely has a way of sparking one's passion for financial independence and wealth building. I'm impressed by your goal of buying your first investment property in the Bronx by the end of 2023, It sounds like you have a clear vision and plan for achieving your financial goals. Thank you for the advice! I recently made it a goal to start contacting at least 20 people a day. What strategies would you suggest a start with to find solid leads when I have exhausted my circle of 600? I've talked to some Agents in my market and it many seem to lean on their brokerages lead generation. This seems like a crutch to me as I would imagine there is some major competition between Agents that share the same leads in our current market.

I rent by room house hack and have had a lot of success with it. For Utilities, I pay for them and just account for those cost in the total room rent. There was some tweaking initially as I didn't know exactly how much the utilities would cost with a fully rented out house. Generally, everyone keeps to themselves, but I have had some tenants that get along well and spend more time together in the common spaces. Anything you can do to reduce tenant conflict is definitely a must. I have had a tenant that was a terror and made all the other tenants want to leave. I now only offer month to month leases just incase you encounter someone that is not a good fit. I provide some shared supplies (garbage bags, toilet paper, paper towels, dish soap, hand soap), and ask tenants to write their name on any food they don't want to share, or put at on their designated shelves in pantry. When searching for my house hack I specifically looked for homes with layouts that would allow the most privacy between rooms (I went with a dual entry house with basement 3 beds in basement, 2 beds upstairs). I ended up adding a small kitchenette to the basement laundry so that the houses almost functions as a duplex.

@Pat Murphy Typically, end cut treatment will have a distinct color or sheen that can be easily identified. If you are unsure, you can also use a moisture meter to test the moisture content of the wood. Treated wood should have a lower moisture content than untreated wood.

I went with realestateschool.org. i think most of the online real estate schools are pretty similar. It has several modules that you have to complete in sequential order. They provide PDF if you do not want to click through all the slides and listen to the audio (which is not great). You do not have a ticker timer for the 90 hours (you log up to 10 hours a day). I found that the quizzes/exam/final on realestateschool.org were more difficult than National and State portion of the RE exam. I passed both portions on the first try. If I remember right you have 6 months to complete all the course work and final on realestateschool.org

Hey all!

I curious to know how hard it would be for a  brand new agent to be break into the RE industry in the current market. If anyone could give me some insight I would really appreciate it. How are the leads? Are buyer/seller agents going into property management given the buyer slowdown? I've been told that agents will usually go that route when there is buyer slowdown.

Hello, I recently completed a Real Estate Law and Real Estate best practices course through realestateschool.org. What is the time frame I have to take the real estate license exam before I have to retake the course again?
