So I have done a lot of reading on BP and the general consensus is anti guru. I was recently contacted by the Rich dad coaching program and actually had a phone "interview" this morning with a coaching recruiter. The interview basically was all about committing now, we'll walk you through and paying us is "good debt". I am fine with taking on debt, or leverage, to go into a a deal. However I am not comfortable throwing 5k at a coaching program that doesn't have a proven track record and only offers "coaching" over the phone. Any thoughts from my local San Diegonites?

I actually just got off the phone with one of the Rich Dad coaching recruiters. I talked with someone yesterday about the program and he set me up with an "interview" for this morning. There was a lot of talk about commitment and taking action which is a good way to stir up emotions to get you to give them money now. Did you decide to go through with the program? I was getting some pressure to put the payments on a credit card as it would be "good debt" that would come back to make me money and give me motivation to go out and make deals. Anyways, just wanted to share a little bit of my experience, whats the latest on your end?

I'd love to get involved in something like that, though at this time I wouldnt be bring much to the table. It would be a great way for us san diego investors to expand our networks and maybe set goals and try to keep each other accountable.

I've done alot of flooring projects and the stairs are always the killer. Even if we were just recarpeting them along with the rest of the house we charged a $200 premium to include them. If your stairs were carpeted and then switched to the planks thats what drove the price up. All staples, nails, tack strip and adhesives have to be removed. Then the subfloor has to be prepped and perfectly level or the planks wont line up. If they dont do it right the patch can crack down the line making the steps uneven or even make the planks lift. $1200 does sounds like alot but if it is quality work and it lasts then its just another investment in the property. Seeing the conditions I've seen on rental properties it wouldnt surprise me if I come across that price point in the future. 

P.S. try to establish some relationships with local flooring companies or carpet stores. If you exclusively use them they will usually keep your commonly used materials on hand, give better rates and a quick turn around time on installations and repairs. I have an awesome store in North Park that is going to get all my buisness.

Thanks Everyone! i saved the link for the local forums on my desktop for I can go straight there. @Brandon Hood I updated my profile to include a brief history of my construction experience, Im sure it's going to be a huge asset when it comes time to deal with bids, subs and GC's.

Hey everybody, 

Thanks for the warm welcome and encouraging words on the intro post! I've talked with a few people in my area who are successful REI's and have been establishing relationships that I'm confident will turn into deals in the future. I've even got my brother on board to partner with me to take on our first deal, whenever that happens, which we both are thinking will be a flip. However, I don't have any connections really on BP and would really like to figure out who on here is in San Diego, or does deals in San Diego or Southern California area, and might want to connect. Let me know!

Hey everybody,

I have zero experience in real estate so far. I am starting to look in my area for a small fixer upper that I can do myself. I have a lengthy background in construction that has given me some pretty good knowhow on most renovation work. I am leaving the construction industry to pursue my dream of being a firefighter and am really hoping having a rental property can help ease the financial pressures for my family until I reach my goal.
