Jorge, I live in Denver, CO so that's why I'm not self managing these two properties.  I'm open to any advice you have to offer.

@Kenny Dahill, these are both SFRs one in Ruskin Heights, 4bd 2ba and the other in Eastwood Hills East 4bd 1ba just off 435 and not too far from Arrowhead Stadium.  

@Jorge Roman, I live in CO otherwise I would manage them myself.

I bought both these properties from a turnkey vendor.

Hello.  Can anyone explain how an assumable loan works?  I want to help out my parents with their mortgage payments.  Can I make a mortgage payment to the lender on their behalf without any consequences to me or them?  Or can I just take over their mortgage payments?  My parents would like me to have their house when they pass.
