@Jay Johal I admire you entering into this industry with integrity; however, it is also important to appreciate that everyone has a different definition of what a good deal is because we each have different criteria - not to mention different skill sets and access to capital. Note that neither of these are fixed variables. The wholesaler I do the most business with has often sold me deals he would have loved to buy himself, if he had the capital at that moment.... or if he didn't have 3 other rehabs going. Also, sometimes we just like different houses or need different types of returns (what are you measuring?) Google (non) compensatory decision making processes. This might help you understand some of the reasons why this is.

@Dave Richards There are a few good wholesalers who do the grunt work of finding off market deals... notice I said off market deals. If someone is trying to assign you something that was on the MLS , then they are effectively useless imho but a good wholesaler can uncover a gem. These guys are few and far between tho. Nice to see someone else doing deals on the Westside.

I'm use either allure grip strip or traffic master plank depending on the area (Allure grip strip ranges $2.98 - $3.50, Traffic Master at HD $0.99/ sq/ft for plank, padding usually adds an extra $0.20). HD does run specials on Allure grip strip roughly twice a year that goes down to $.99 so watch for it!!! This is a great product if it is installed correctly. If there are any gaps or an environment with excessive water, you've got trouble coming. 

There are two things that are cheaper on the coast than the midwest- getting your nails done and getting your lawn mowed LOL. In all seriousness, most of my portfolio is on the westside I have a lawn guy who's decent, but by the time you are charged for edging and bush trims etc. etc. it's probably going to be a wash.

Actually, @Chris Campbell I don't have any in Fairmount. Plenty in Price Hill and many other 'trash flow' areas but none in Fairmount. Having said this... @Brad Miller You're not pulling off a fix and flip in Fairmont. I have a VERY strong stomach and I don't buy there which aught to tell you something. You need to change your exit strategy and fast. How far into construction are you?

May I add to the sentiments of  buy right and manage right. 70% of my holdings are in Price Hill. This is a tricky area. If you have the right tenant there is great cash flow, but with turn over, you could buy a building for twice the cost in a better neighborhood for half the headache and make the same net at the end of the day. If this is your first property - the math you are taught on the forums does not apply here. You will need very strong reserves.

Another note, MF are particularly hard to manage in these borderline areas. I find they increase your chances of tenant drama. Furthermore, they can also limit your exit strategies down the line.

Having said that, Rutledge is a better area of PH than Glenway and Warsaw.
