Spend some time reading about the various aspects of investment property. Cash flow, depreciation, equity, leverage, appreciation, the quality (or lack there of) of your tenants ...  Often you will find these are inverse relationships and you are sacrificing one advantage for another. A property in this area will probably not fit into the 2% rule (IE it will probably not cashflow) BUT the quality of tenant will probably be good, and if you buy it right you may have a better exit strategy, depreciation, and leverage for other investments. 

If any of you have a west side property you DON'T want send it my way. That's where most of my portfolio is and I'm always looking for more.

Brutal Truth - Everything 'they' are telling you is true - for who it happened to. This isn't for everyone and it may not be for you. And that's OK! In fact certain parts of it work better for each of us. 

Having said that - Less Talk, More Action - is the best cure. It's hard to put down someone with a track record. Next thing you know they'll be calling you up asking for your help. Trust me on this one!

@Connor Nelson I'm not much for selfies or twitter but I have to ask, what is the name of this app? I'd like to give it a go. Sounds like an interesting experiment!

Ditto to Coleman. Unless you have the scale - or the class of tenant - it's hard to justify. 

Other electronic options I use are a paypal extension built into my website or PopMoney. (Popmoney costs $1 per transaction to the sender, and it allows them to set up autopay).

I do not physically accept cash - rather - they can deposit to a one way bank account with deposit slip. If you go with this method you are trusting them with account info - but if you think about it - you trust anyone you give a check to with that info as well.

Just food for thought...You are not necessarily limited by your geography. You can always partner with people in cheaper city or even look at cheaper cities in Cali  yourself that are an hour or two away from SF.

With respect to relocation... or being in one geography for an extended period of time... Realize that man makes plans and God laughs. Whatever you go with make sure that you have multiple exits.

@Hersh M. I live in Cincinnati and cover all of OH (as well as various parts of the midwest) for my job. So I can tell you, to group Cincinnati, Columbus, Cleveland, Toledo and Dayton together is already a mistake. Their housing stock is different, the basis of their economies are different, and even their rental markets and submarkets are different.  Yes, the cashflow here is REAL. But as a coastal investor - I can't stress enough, do your homework and build your team.
