I'm interested in purchasing an apartment building but not sure on a couple things.
1) how do I get in front of "tired landlords?"
2) is the better strategy to buy and sell the building, or buy and hold? I'm going to hit up a few investors and I'm trying to get clarity on what's more attractive?
I may be interested in picking up one building, 6-12 units- but how do I scale that? Meaning if I get a 6 unit property, and my gameplan is to own a share in several much bigger buildings how do I "get started with the right strategy?"
Any advice from seasoned vets would be greatly appreciated.

I am in the process of trying to create a plan to acquire land/properties that are distressed/under appreciated etc so that i can invest in them- and im trying to find all the ways to locate these types of properties.

Hey guys-
in todays market- chow hard is it to find great deals in the foreclosure/foreclosure market?
I'm interested in 2-4 multi units and good SFH. Im just not sure how viable of a strategy this is in todays market.
Any advice would b greatly appreciated.

that really is awesome advice. The funny part is, thats exactly how i get 99% of MY LISTINGS!!! im thinking about your point, for me to call and say something along the lines of "would you still consider selling your property if you had a cash offer?" etc...

So lately I've been in talks with an aggressive real estate investor/developer who has been telling me about an opportunity to join forces with his co. He wants me to be be in charge of "new land/property etc acquisition in specific areas where for example we can spend 300k on a property or piece of land, put in 300k build a big beautiful home and sell for 900k+ ". Being a real estate broker and marketer for many years ive done many different things- my question really comes down to what is the best way to find sellers that are NOT on the market? obviously we want distressed property, tear downs and whatever else i can get without having to go to the MLS. He asked me to come up with a plan, and other than "tired landlords, absentee owners, what other ways can i find deals? He will give me a marketing budget to work with. So if YOU had 20k and the goal of getting as many new good deals as possible, what would your plan be?
if you can share how you would go about finding deals that are NOT on the MLS/auction id really appreciate it.
