I would recommend a licensed home inspector - some do "basic" investor friendly reports which can help you to assess the overall location. Also partnering with an investor friendly agent may help so that they could walk the property for you.
I wasn't sure that an inspector would have knowledge of the area and market rents.
My goal is to build a team starting with a realtor

Hi everyone, I have a property for sale and I've just been asked about seller financing. I do have some mortgage left on this property. Is it possible to do this in Canada? Do I continue to pay the bank and just collect payments from the new buyer? any insight would be great. Thank you.

Location was said to be top 5 cities in America for LTR
How did you find this deal and how did you negotiate it?
Realtor.com contacted an agent. She walked the property with me on FaceTime and I offered from home in Canada
How did you finance this deal?
Cash deal
How did you add value to the deal?
Bought well, cleaned up, landscaped, property manager and time
What was the outcome?
But another in the same complex a year later, did the same thing cash them out as a blanket refi just recently
Lessons learned? Challenges?
I learned that condos and properties with lower value were extremely hard to refi.

@Brandon Beardt what is the best way to add someone to an LLC with the least amount of liability for them? I have a couple people I could add, but I don't understand what's in it for them and how I would approach it. Is there a way to have them in your LLC but not really be a partner in the daily activity.
