We went for submitting a package deal of several properties together

How did you find this deal and how did you negotiate it?

We found the properties on MLS and our agent was the one to led the negotiations.

How did you finance this deal?

Cash

How did you add value to the deal?

As part of the rehab, we have remodeled the entire bathrooms, added missing shingles, replaced the front porch and all of the floorings throughout the home

What was the outcome?

Cashflowing Duplex :)

Lessons learned? Challenges?

When you have tenants that are not paying the rent for months, put an anchor in your offer that you will not buy this property until all the tenants will be evicted.

After the eviction process make sure you will do another walkthrough to check the property status is the same as it was during the inspection period.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

There is going to be a little bit of work needed to get this property rented out but once the work is completed and the property is rented this is going to be a very good deal for us!
