I bought a foreclosure house on a online auction but the house is occupied. I went to talk to the person living in the house but nobody answered to the door so i left a note with my info in the mailbox but never got a call. I went back few days later and the person living in the house is the former owner's nephew, he said his uncle died last year and he didn't know the house was sold. I gave him the 3 day quit letter asking him to leave and he told me that he went to see an attorney but he needed at least 30 days to move out. I told him I understand but I really needed him out in within 2 weeks. What do I need to do if he does not want to leave? He doesn't have a lease contract and he is not the former owner. Does he has any rights on the property? I have never had to evict anybody before so I am clueless on what the process is. Help!

@Denise Evans,  I just received a letter from former owner attorney requesting a redemption amount on the commercial property. Since the sale  date was Dec 9 2016. Do I only calculate interest from Dec 2016 to today's date? I am a little confuse on that part.

@Denise, I talked to the former owner of the tax property about 3 weeks ago told him how much he needs to pay me to redeem, he said he wants to sale the property and he was going to contact me at the end of the week i talked to him to let me know how much he wants for the house to give me first option to buy but he never called me back. I went by the house and he has a for sale by owner  sign on the property, what are my options to get my money back? His attorney never responded to my letter with the amount to redeem either.

@Denise Evans. I followed all the steps and sent the redemption amount to the owner's attorney.  I got a letter saying my delay was exhausted and i don't have the right to the amount i posted. I got the redemption letter 6 weeks ago. Is there a time limit to answer?

@Brad Norman Hi, yes there is a right to redemption here in AL. I recently experience that with a residential property, the previous owner wants to redeem right after I got the Tax deed. I bought the tax deed on the commercial property I got the deed last week. the building has been abandoned for over 6 years but there still equipment in there. Do I need start the quiet tittle action process ?

@JaMarcus Joseph hey, The property is been abandoned for over 6 years, I just don't want the previous owner to com back and sue me to get his equipment back.

I bought a Commercial property Tax deed in AL and would like to start cleaning up but I don't know what to do .. am I entitle to everything there is inside the building? what's the law for commercial properties?
