Hi!

Wanted to ask if anyone knows of an actual systematic training course online or in person near Lancaster, CA dealing with the management of rental property in California?  I already belong to an apartment association, but sometimes I feel inadequate because of the knowledge gap in certain areas such as tenant problem resolution, and mediation as well as navigating the do's and don'ts in our wonderful landlord-unfriendly state. Also, effective online rental advertisement venues besides Zillow aptartment.com and Facebook. Any suggestions?

I have a tenant that owes about $24,000 in past-due rent. Supposedly, is pending government assistance but is pending fund distributions.  I can get about $2,500 in rent which is $900 more per month than I am getting now.  Being that the amount owed is high, I don't see this being easy for the tenant to catch up. The tenant is not proactively arranging a payment plan, and I have not approached the subject since in LA County the tenants have until Feb. 2023 to pay back rent. I want to get the opinions of anyone who has done this before, what should I be aware of? The property is not under rent control (City of LA) but under state rent control. The tenant is current with the present month's rent. Thank you!

I cannot recall a web address I was given by someone where you can look up someone by name to find out if there is a history of lawsuits or court cases under the entered name. So far, I just see ones where you need to create a court account, etc.  Thank you for any advice provided.

I was wondering if there is a way to request for a rental cosigner as a  means of ensuring the tent will be paid by the tenant s. After the moratorium fiasco on the way to reduce the chances of unpaid rents in the future. This is in the Los Angeles county. 

any ideas?
