Thank you for this info! I will look up the IRC documents as well, but this definitely gets me off to a great start for things to check. 

It's an up-down duplex already, so I'm hoping that finishing the basement won't be a problem in terms of zoning. I also know the seller said the ceiling height is 7 feet, but now I'll be sure to check if there will be room to put in finish the floor and ceiling and maintain that height.

I'm happy to say I am under contract and have been pre-approved for my first house-hack! It's an 2500 sq ft up-down duplex in a great part of town, and it has an unfinished basement that's about 1100 square feet.


MY QUESTION IS THIS: Does anyone know where you can find the Oklahoma requirements for what a finished basement needs? (ceiling height, egress, etc.)

@George W. Thanks for the congrats and the response. Of course they would be paid! For time, tools, knowledge, and any labor they put in. And while it may be a smaller project, I'm sure it beats nothing for something who isn't on a job site already and would otherwise be at home on the couch with the tools sitting in the garage for the weekend. Not a loan, a business transaction.

Hi everyone!

I have a small rehab that needs to be done on a property I'm closing on soon.

Needs about 1,000sq ft of wood tile flooring, dry wall patching in a few places, wood floor sanding and repair, and a few other small things. 

I'm looking for a "consultant" for the project, who would provide expertise and tools, while I'd provide the labor, materials, etc as well as compensate them for their time. 

Timeline is starting ASAP and completion in the next 45 days.

Since starting this journey a bit over a year ago, I've made a ton of progress and am newly under contract for my first property :)

I have a small rehab that needs to be done on a property I'm closing on soon.

I'm looking for a primarily DIY project, so I'd be interested in finding a lead "consultant" for the project, who would provide expertise and any tools, while I'd provide the labor, materials, etc as well as compensate them for their time.

Please let me know if you'd be interested in working on this project with me or if anyone else comes to mind!
