Quote from @Colby Calagna:

Hey Lillian, flips can bring in decent profits with home values up 75% over the past 5 years in Birmingham. They are a little riskier due to longer selling times though (50 days on average). Rentals, on the other hand, give you steady income with 5-6% returns, backed by strong demand (54% renter households) and affordable rents averaging $1,783 for single-family homes. I think I'd lean toward rentals as the better pick—less risk, consistent cash flow, and the market’s stability as of March 2025 supports it, but it always depends on what your strengths are. Hope this helps!

I definitely agree with you. me and my family has done flips and rentals in the Birmingham market and theyve been good to us so far.

Hey guys, what are your thoughts about the Birmingham Market? Are any investors investing in this market? Any success stories? Better for flips or rentals?

@Michael Ewers it was actually a couple months ago. I will say you have to know center point very well and be very familiar with it because pulling permits over there is very tough

@Tyler Hall that's awesome! I'm actually a real estate agent. I'm looking to get into investing in the near future.

Crestwood North and Crestwood South: These neighborhoods are gaining popularity among buyers priced out of nearby areas like Forest Park and Avondale. They offer a mix of historic homes and proximity to downtown, making them attractive for renovations and flips.

 i totally agree, how long have you been investing?

Hey guys, my family has done a couple rentals in the Birmingham area and want to know what are the good areas that have worked for yall!

@Michael Ewers

my whole family invest, and our rentals have been doing great! We have rentals in Leeds, childrensburg, pinson. All over the place.

as in rentals, forestdale is a great area!! Certain parts of Eastlake aren't to bad and usually do great and than center point not to awful either.

I love Birmingham, but it's not a growing market. Population in decline, prices in decline... What areas are you seeing growth in? Would love to check them out. Thanks!

 I think you have been misinformed. What areas are you talking about?
