You can evict with no reason as long as you give 60 day notice. It is called notice to vacate. Some places its 90 days to vacate. Research it. I found out about notice to vacate when I had my worst tenant ever.

@Nicole A. you can do a 60 day notice to vacate even if they pay. The notice to vacate doesnt have to specify a reason but you can. Also you can due a breach of lease for damages.

If someone is damaging my property I repair it and charge them. If they do not pay the charge I take away the grace period and make there rent due on the first. Let me know how it goes.

Im trying to grow my rental business. My question is how to move to the next level. My first goal is to have my properties operating with 2 full time maintenance men and 2 managers when I hit 20 rentals. Is it better to hire in house or from a management company?

I want to scale up where I can just check the financials. How do you scale up? Currently at three and renovating number 4. Have a couple others to start also.

Public Adjuster: One can be very useful due to insurance companies providing low estimates. Public adjusters fight insurance low estimates with facts. You tend to come out with the real cost from a public adjuster.(I would use one.)

Renters Insurance: Renters insurance covers tenants property and moving.

Your Resposibility: Refund security deposit and prorated rent if tenant not at fault.

Im looking to build up my team. I am looking for an all around handyman/maintenace man, framing and drywall team, HVAC tech. I buy, gut, and rent to give an idea of the type of work concerning houses.

Its been a tough 6 years since I started investing. I currently buy, rehab, and rent my properties all cash. My current rehab project will be about 8 months from start to finish. Some stopping due to vacancies, upgrades, and money.

Just getting everything striaghted out, past taxes, accountant, and some debt paid off. Want to continue to scale up to be able to buy a property with 3 to 4 months cash flow from rentals and rehab with in 3 months from cash flow.

Question is I want to be able to reap some rewards and spend, but want to speed up my REI growth can you do both? Only see this business really paying off by scaling up. Want another 2 rentals before spending because the items I want could be paid for with 2 months of income.

The standard is that you can go over the old roof as long as:

1. The joists/rafters and plywood not rotten. Just look in the attic if you can if not check the roof by walking on it or putting pressure on it to see if it gives at all.

2. The old layer is not crumbling or falling off.

Going over the old roof if these things are good is really better than a single layer. Because a single layer only has tar paper under it. A second layer will have a layer of shingles/rubber under it and the tar paper.

The Walbrook area is a tough area to sell in unless you are selling to some investors. But would be happy to meet with you and talk about your plans. I currently am buying and rent property in Baltimore. I do to rehabs.

Put your foot down. Make a policy about rent payments and stick to it.

My policy: Rent is late if not post dated by the 5th period. Failure toPay Rent filed on the 8th period. Late fees and court fees must be paid no exceptions. More than 4 court judgements for failure to pay rent in a 12 month lease eviction. More than 8 late rent payments in a 12 month lease no lease renewal.

No exceptions. Run your rentals just like apartment complexes do.

Once you let them get away with it once they figure they can always pay late.
