Wish we had a 3 day pay or quit in Baltimore City. Baltimore City is tenant friendly and has a culture of not paying rent.

You have a good deal. Depending on the zip code is how fast and how much you can off load it. May need more time than 4 weeks. Anymore deals like that let me know. I have a house I bought for less that that and looking to spend about 15k to 20k and flip it.

No reduction. Baltimore is the highest Sect. 8 percentage area in Maryland. No plans to reduce it. I dont do sect. 8

@Kyle Hipp It is to have a system and process for 360 degress of my buisness. The other condition I am in a lower income area and the culture in Baltimore City has bred a notion that landlords will not collect or report to the credit agencies.

Buisness purposes you suppose to have a remedy for every aspect of your buisness.

My product is superior. My rentals are fully gutted rehabbed houses with modern designs.

yeah you need to get rid of him. I usually say when tenants fuss that much "You can always move. So why dont you move come to think about it?"

I want to have a collection process or system for tenants like with the other aspects of landlording. I have a company/system for background checks, rent court, and rent payments. Im searching for an efficent system for rent collection/judgements. It has to be away, rental complexes are able to do it so I'm trying to find out how.

It seems that as small or not institution sized investor landlords we only have ways to prevent things and no pro action for finacial damages concerning money.
