it seems you have more set up than me. What if you can't call? You in the hospital, sick, dead? Who takes care of things?

What do you do when you are mananging your own properties and you are not available? If you have a accident, medical situation,or on vacation? I am currently managing my own properties. I have most things set up. Maintenance company/people, online/phone payment service, mail payments/P.O. Box. But certain things I still do. How to have this properties manage if something happens to me.

Evidence by all the posts. Their are few that are buy and hold investors in Baltimore city. Most investors are in the popular areas of Baltimore city. Baltimore city is a hard buy and hold area due  to tenant friendly laws, fees, and tenant quality. Baltimore city is cheap for a reason. I have several properties in Baltimore city that are not in the popular areas. There are other states where you can make about the same amount of money with less hassel from the local government and better tenants. Baltimore city has high taxes, water bills, fees, bad inspection regulations, and low city up keep.

Baltimore is one of the most rude and unprofessional places. Baltimore is only about 35-40 minutes away from D.C., but its a whole different culture. Your dealings with Baltimore are the normal. Seems that you really got introduced to the city. Everybody does have their hands out especially the city government.

    Been trying to set a higher standard in Baltimore with my properties and lifestyle. It's a hard road to push. Taking a step back and looking for a PM also.

Looking to connect with Baltimore City Landlords that are market renters and not in the Grade A neighborhoods.  Im a landlord with properties in West Baltimore. I do full renovations and rent to market renters. Currently trying to transfer from a do it yourselfer to more hands off with the construction.  I'm having a few problems:

-Finding good long term tenants

-Handymen

-Breakins

Just like to have a conversation on landlording and pushing neighborhoods up.

I need to buy another vehicle. I can buy the car and have no payments. Or do payments and possibly buy another investment property. Im on the fence, but thinking of doing payments and buying another property. Thoughts and views Thanks in advance.
