@Rick H. Thank you for your advice, I found out the rent, now I just need to find out the rehab cost.

The house has equity, should I ask the owner for the info, or is there a way to contact the bank?

Hello everyone,

Contracts is a agreement to secure deals, and provide benefits to either party. Now, i know this is a broad question, but i like to know what is the most and frequently use and important form of contract used in all real estate deals.

I like to know them and be familiar with them, so that i can use it when it is necessary.

@Jeff Amore Thank you for the information, The purpose of investment will be buy and hold, ill talk to the person and see if i can go in and get an estimate of rehab cost.

Hey guys,

Just found a lead by using the driving for dollar method, and the situation is, the house is under probate, it will get out by may.

I am excited and nervous at the same time. How should i approach this and how should i make an offer?

This is a 2 family house, the purpose of investment will be buy and hold. The house need rehab work and i have no clue how much it will need.

What is the step i need to take?

Hey guys,

I believe that in order to be successful we need mentors in our live to guide us under their wings.

I'm really pump to say i found one! Now i want to maintain this relationship and not letting him think that i'm just using him. I need to provide some value. I am not a very social person. What can i do to improve this relationship.

My mentor is a Banker/Broker/Investor, he is very busy person who travels alot and work with many investors. I know him through my business where i provide service to him.

Those who have mentors, how did you guys create a good relationship with your mentors?

Hey guys,

I had a really good RE agent that does flips on the side and was very successful, who was introduce to me by my attorney. I want to learn how to flip houses, I know learning everything myself is not very effective, I need a mentor. My RE agent is like my figure, he is the first person pop into my head when i think of a mentor. I want to be like him one day and does the thing he is doing now. But we are a agent and client relationship. Should i approach him and tell him that i want to learn from him and ask him if he can be my mentor.

Will this effect our current relationship?

@Carly Young I have not talked to my agent about this, I will take your advice and talk to my agent. I guest trust is a big part when you working with somebody.
