El Dorado County has a waiting list of 110 people as of the first of January. There is also now a 500 foot buffer, so even if you were to get through the waiting list and there is another short term rental with 500 feet they will not issue you a permit. If you go to El Dorado Vacation Home Rental website there is a map and a lot of good information, they update the number of people on the waiting list every so often. 

As for other areas around Lake Tahoe. Placer County is not issuing any new permits until April 1st, 2022. But if you buy a home that has an existing permit, it can now be transferred. Washoe County, which is Incline Village allows short term rentals. Where you could run into an issue is if the HOA doesn't allow for it, which is the case in some condo complexes. The town of South Lake Tahoe has banned them except in "tourist core" areas. And Douglas County has a cap on the number of rentals and they hit their cap last summer, not sure where they are with a waiting list.

This is hot off the press! 

On October 26, 2021, Truckee Town Council approved the extension of the Urgency Ordinance 2021-06, until June 15, 2022.

No adjustments were made to the original language of the Urgency Ordinance 2021-06 the Town Council approved on September 29, 2021.

The following categories remain exempt from the moratorium:

1. Complete applications that were received by the Town prior to the adoption of the Urgency Ordinance on Sept 29, 2021.

2. New owners of a property which was in escrow in connection with a pending sale at the time the Urgency Ordinance was adopted IF a transient occupancy registration certificate was in effect for a property immediately prior to the close of escrow.

3. Registration renewals for the 2022 calendar year.

With all of that being said- you are still able to do 31+ day rentals.

Hi @Ryan Moyer, short term rentals around the lake have drastically changed in the last 6 months. El Dorado County has a cap and a current wait list. Placer County is not issuing any new permits until April of 2022, but you able to transfer is the existing home has an active permit. Douglas County also has a cap and a wait list. Washoe County is still allowing new permits, but some HOAs have banned them and do not allow them. And then lastly, Truckee actually just issued a 45 day moratorium not to issue anything new. I know the market very well as I actually sell real estate in the area. Let me know if you want to jump on a call to discuss further. @Punarvashu Tyagi this is a long winded answer! There are 5 different governing bodies for short term rentals around the lake. Douglas County on the East Shore in NV, South Lake Tahoe in California, Placer County on the north and west shore in California, El Dorado County in unincorporated South Lake Tahoe and then Washoe County which is Incline Village, NV.

Placer County there are no limits on the number of permits, there are two different tiers, if personally managed or if managed by a property manager. As long as you abide by their rules and pass the fire inspection, you get a permit.

El Dorado County, they have a cap on the number of permits they are issuing. They have a cap of 900 permits and have less than 100 left to issue. 

Douglas County stopped issuing permits over the last couple of months, they have decided to put a cap as well. I don't remember the number of permits they are going to issue, but they are pretty close to their cap as well.

City of South Lake Tahoe has primarily banned short term rentals, this was voted on by the residents of South Lake Tahoe and passed at the end of 2020. 

Washoe County, which is Incline Village is just starting to issue some rules and guidance around short term rentals. They are issuing permits and not sure if they are talking about a cap as well.
