INCLINE VILLAGE & CRYSTAL BAY, NEVADA

As of right now, a permit is required, but there are no caps. The only time that you might run into a problem is when an HOA does not allow for short-term rentals. Otherwise, Incline Village & Crystal Bay are one of theeasier places to purchase and run a short-term rental.

EAST SHORE, NEVADA - DOUGLAS COUNTY

There is a 600-permit cap, as well as a limit on density (the total percentage of STRs that may be permitted) per neighborhood area. The majority of the neighborhoods have a waitlist at this time.

CITY OF SOUTH LAKE TAHOE, CALIFORNIA

The city voted to ban short-term rentals in all residential neighborhoods. This was recently overturned, but I don't think that they have a clear path moving forward right now.

EL DORADO COUNTY, CALIFORNIA

Outside of South Lake Tahoe city limits, including Rubicon Bay, Meeks Bay & some of Tahoma.There is a cap of 900 permits and a 500-foot buffer requirement between short-term rental properties. Thereare permits available; however, if the property does not qualify for a permit because a neighboring property is a short-term rental within 500 feet, an owner can be added to a waitlist.

PLACER COUNTY, CALIFORNIA

North & West Shore of Lake Tahoe - Kings Beach to Homewood, some of Tahoma, Northstar, Olympic Valley& Alpine Meadows. There is a cap of 3,900 permits. There are currently about 400 permits still available.

TOWN OF TRUCKEE, CALIFORNIA

There is a cap of 1,255; currently, there are over 200 people on the waiting list. Additionally, a property owner must own their home for an entire year before they are able to be added to the waitlist. Only single-family homes can apply for permits. Condos, townhomes and ADU's are prohibited from being short-term rentals.

@Charles Manabat Placer County (Kings Beach down to Homewood, Northstar and Palisades/Alpine Meadows) have permits available and have for over 2 years. Incline Village also allows STRs, but sometimes HOAs don't allow for them. Permits are not transferrable, so looking something that has a current permit is not helpful for the permit stand point.

Hi @Charles Manabat! I live in Truckee and sell real estate in both CA & NV. Would love to connect and help any way that I can! Short term rentals are more challenging in Truckee, as there is a limited number of permits and a currently a waiting list.  Additionally, you have to own your home for a year before you can be put on the waiting list. Rentals for 30 days or longer you don’t need a permit, ski leases are a great option if you don’t plan to use the place at all in the winter.

@Will Quinn some of the areas in Tahoe don't allow for short term rentals, so that would be something to consider. There is a TON of need to long term rentals in Tahoe, but a lot of people here can't afford really expensive rentals. What area are you looking at specifically in Tahoe?

Here is a quick run down of the different areas around the lake in regards to STRs:
