Sure Zach, probably two questions that will take more than a thread here on BP to go through LOL but would be happy to chat.  I am currently an active investor in the US market from Australia and have been for a little over 4 years now.  Extremely different market and once I got my head around the differences, I love it!

As for the Australian market, your thoughts are spot on and I love the way you say "gambling on appreciation"!  I have been telling people here in Oz for years that our "Negative Gearing Strategy" is more a Buy and Hope strategy!  There are options though, rather than buying in the peak of Sydney for instance.  We often use development strategies and what we call "Splitters" where we would purchase a block of land or a house on a large block and break it up into smaller blocks and either build or renovate and sell.  In Australia, if you buy in the right areas, it is actually the land that is more valuable than the actual home; the house can simply be a depreciating structure while the land is an appreciating asset.  The US is generally the reverse

G'day Garrett.  I have a couple of lenders i use here in Australia that I could refer to you, if that helps.  Unsure if you as a US citizen can go guarantor or not, but I am sure the mortgage broker could tell you this.  PM me and I can give you the details.

Their difficultly is probably their serviceability on the loans as banks assume that once at retirement age in AU (65+) that they are going to give up work if they haven't already.  Maybe a guarantor or similar might help.  Anyway, hit me up if you want details

Ah, loving this thread with all the speculation regarding the AU NZ and Canadian property market :)

Having been a property investor and developer here in Australia for over 15 years, I can attest that the market is extremely expensive, mainly in the east coast capitals (Melbourne, Sydney particularly) and the rental returns on residential are quite low, I can also assure you there is no "imminent" collapse  just around the corner.  Essentially what @Omar Khan is trying to explain is that the high prices are due to very high demand and the only way that the market will collapse is if the demand disappears, which I cannot see happening with our high immigration rate and while ever everyone still only wants to live in the capital cities

Don't be fooled by the media speculation and articles posted on news sites etc about the "bubble burst" and "housing crash".  The majority of this is really just trying to through buckets of water, on a forest fire of a market.

There are some tricks you need to be aware of, but investing in the US from Australia is certainly viable, giving much higher cashflow than most AU investments (not necessarily the capital growth though). Definitely worth looking at!

@Lucia Rushton Hi Lucia. It’s possible, just difficult in AU for positive cashflow. The benefit here is the capital growth if you buy in the right areas but that’s not guaranteed either Even as an Aussie, it’s the cashflow that I love about the US market!

I am an investor both in AU and US markets.  Happy to help out if we can in either and/or provide some advice.  The AU market is a little harder to get into than the US market, very high upfront costs and low returns but can get some very good capital growth over time if the properties are in the right areas.
