They probably can’t find anything without a white kitchen and gray walls and awful gray blue lvp flooring and are desperate to find something to update themselves. Investor who make properties turnkey are terrible interior designers, but they get to all the gold first

Okay, yeah, I didn’t consider it being offensive but now that I think of it you’re totally right. I guess if I’m unhappy with the cleanliness next year I just won’t offer a renewal. Thank you for responding!!

So my tenants have been here for 2 years and ab to sign another year lease.
I go in their unit every month to change their AC filters. I don’t mind incurring this cost bc then I can insure it’s being done when it should and with quality filters. It also gives me entryway so I can quickly look around and make sure they aren’t destroying my property.
They’re doing fine, but their cleaning is not up to my standards. Not filthy but not spotless.
I’m worried ab baseboards, fans, etc, dust accumulation over the years.
Would it be ridiculous if me to hire my cleaning lady to clean their unit upon their renewal?
I would pay for it bc I want it done.
Is that legal? Stupid?
They are required to have it professionally cleaned when they vacate, but who knows how long that will be.

My tenants lease is ending and I told them I am going to raise rent by $50. (Gave a 60 day notice)
They have requested to be month to month in case the market crashes and they can buy a house.
I think I’m fine with them going month to month, but should rent be even higher now?
They pay $1200 a month, and market rent has gone up to $1400 a month.
Was only going to charge them $1250.
But now I feel like I should charge $1300 for month to month.
Is this reasonable?

Thank you everyone! Noted to be careful with what language I use and not to apply any personal bias. I ended up asking the applicant what happened and am giving them the benefit of the doubt. They make 6x the rent, have nothing negative on their credit with no monthly payments, good landlord references, and are ultimately the most qualified.

I have narrowed down my applicants and would like to accept a couple who both have good jobs. I just ran the background check and it came up that the husband has a child endangerment charge that was dismissed and a domestic violence assault that was also dismissed.
Is it fair to deny someone based on these arrests even though they were found not guilty?
I don’t know many people who were wantonly charged for something they didn’t do.
Would you feel comfortable renting to someone with this on their background check?

I had an applicant who is an illegal immigrant "deny" the background and credit check. He filled everything else out. Maybe you can tell the applicants to deny the checks and then you can have them go back in and pay for one once you've chosen the tenant.

Yes, I did the same thing - they filled it out on cozy. So you never verify their income by asking for pay stubs/bank statements?

I have 3 applicants I would be happy to choose from and so far just have their application with background/credit check and employment, etc.
Do I accept one applicant and then ask for proof of income, or do I ask all 3 for proof of income and then choose?
