I inherited dream tenants when I bought my property and they want to renew their lease. I like the lease they are in, however I would like to make a few minor adjustments. Would I have to get an attorney or realtor to review the changes? Am I better off finding my own lease?

My grandpa lets his son live with him. The son has a drug problem which I think says it all....

He has been asked to leave but refuses. His sister came over to reason with him and he waved a gun in her face. 5 cop cars showed up and all told us that this was his right since he lives on this property. They told my grandpa he doesn't have to leave without proper notice. 

I need a sample form for Florida legally stating that he has 30 days to leave the premises. I can't seem to find anything that doesn't talk about breaking a lease. They also have the same name so I'm not sure how that will complicate things. 

If you have a form that will cover all the bases, please send it my way!

Yep, I’m totally in “hmmm why are you so friendly?” mode! It is intense friendliness and it doesn’t seem genuine. It’s over the top mentioning how they are soooo happy for us. It’s scaring me a little. I told them they could now the lawn. Then i wrote them a check and said if they’d like to continue mowing the lawn until we get settled, we would pay them $25/a month.

@Joe Splitrock thank you!! That’s what I will do! They just bought a lawn mower and we don’t have one so that would work out really well. Is it okay to pay tenants in cash or does it need to be documented?

I think you are way over-thinking this. Your answer should depend on what are your plans for yard care after you move in. Are you taking care of both sides or just your side? If both sides, I would thank them and accept their offer and let them know that once you are settled, you will be taking care of all the lawn care. If only your side, I would thank them and accept their offer and let them know that once you are settled, you will return the favor. That sets it as a one time thing and not an ongoing favor.

Try and mow their side when you can to make it so that you don't owe them a favor.
