I'm debating purchasing a duplex in Chandler, Arizona. I would be getting it from a wholesaler at $290k (ARV might be $330k) and it is made up of a 2/1, 625 sqft and a 1/1, 525 sq ft. It would be a value-add, I'd probably put in $20k so not a huge rehab. The part I'm worried about is that it backs up to the train tracks. Does anyone have any properties that back up to a train track and have you found them hard to rent out. I was thinking about looking at section 8 tenants for this one, it is in a C class neighborhood. This would be my first investment property and I'm having a hard time deciding whether or not to do it. Any advice is helpful :)

Yes! So, this one is a consistent, every Wednesday morning sort of a thing (it was just cancelled a couple weeks in a row due to people going on vacation and whatnot). Here is the address:

Yes! @Jay Collins, come next Wednesday (or any Wednesday for that matter lol). It’s grown a bit, so they have it at this address now:

Starts at 7:00am and they usually have coffee and food :) 

@Gevin Glines, No worries on missing one of the meetups, they hold them every Wednesday morning at 7:00am. The guys that put this one on only do it in the morning, but i'll ask around at the next one and see if anyone is doing them in the evening. I know there are a lot of meetups going on, especially at that happy hour time frame....I'll let you know if I hear of any specifically. Also, look at the message above from Shiloh. He said that he does one at night, you should connect with him and maybe check that one out! Good luck :)

If anyone is interested, a group of local investors in the Downtown Chandler area have started a morning meetup at their office to discuss the market, exchange ideas, and just network in general. They are opening it up to all. It's a great place to mingle with like minded people and is not a salesy thing in any way.

Hello All! 

I was hoping to get some contacts to wholesalers that people are having luck with in the Phoenix AZ area. I've been looking at the properties that some wholesalers are sending me and none of them are 15% - 20% below market value....I'm not sure if I'm just running my numbers wrong or if anyone else if having this problem as well. I'm even seeing properties being offered by wholesalers that are taken from the MLS (pending status in the MLS)....Is this normal? Any contacts or information/insight would be greatly appreciated :)
