Hi Ravi! Welcome to the world of real estate investing—it’s great that you’re thinking strategically about your next steps.

Your decision between multifamily, SFH, or townhouses will depend on your goals, risk tolerance, and how hands-on you want to be. Multifamily properties often provide stronger cash flow but can require more management, while SFHs can be easier to finance and resell. Townhouses may have lower maintenance but could come with HOA fees that eat into cash flow.

Since you’re in New Jersey but looking out of state, have you considered landlord-friendly markets with strong rental demand? Markets like San Antonio (where I’m based), Indianapolis, or certain areas in the Midwest/Southeast tend to offer good cash flow with lower entry costs compared to coastal cities.

How involved do you want to be in property management? That can help determine whether you need a strong local team or if a more passive approach (like turnkey rentals) might be better. Would love to hear more about what kind of returns you're aiming for!
