Townhouses may have lower maintenance but could come with HOA fees that eat into cash flow.
Since you’re in New Jersey but looking out of state, have you considered landlord-friendly markets with strong rental demand? Markets like San Antonio (where I’m based), Indianapolis, or certain areas in the Midwest/Southeast tend to offer good cash flow with lower entry costs compared to coastal cities.
