 Can you possibly share the waiver & insurance that you got?  I just bought a place on a golf course and would like to offer the option of having one with a stay if possible.

 You should get your own waiver made up. But I have the golf cart insurance through Foremost.

Here in Florida our high season is Jan-March, of course our highest  monthly rate. Every month farther outside of that time period is less per night, but you will  most likely get bookings if you are priced correctly in the off season. Time periods  most likely will be shorter, but that will carry you through the rest of the year.

Our high season in Central Florida is Jan-March and during that time we do mainly 1-3 month rentals. Off peak we get more shorter term 2 nights-2 weeks stays.  Either people coming to check out the area or visiting friends or family.

I use Quicken to enter all income and expenses. Makes it easy to generate monthly or yearly reports and final totals for entries for tax preparation.

Anything out there that is better, that you don't have to pay a monthly/yearly fee?

I agree with John, as long as you have someone to call for any issue that may arise, then you are good to go.

Make sure you have smart devices like locks and thermostats that you can control from your phone.

The most important person you will need is a reliable cleaner!! 

You will learn a lot as you get started,  create systems for repetitive messages and organization.

Why not use your HELOC for the down payment and finance the rest. (I have used my HELOC for down-payments) As a second home you will probably get a better rate then your HELOC rate. Once you get to the 3rd home the rates go up because it is considered an investment property.

I have 4 homes in a golf cart community and each house has a golf cart included with the rental. I have a separate golf cart waiver and golf cart insurance.
