I schedule the cleanings when the booking is made and communicate with the cleaners the day of the cleaning, let them know if they can enter the house early to start the cleaning and I am notified when the cleaning is completed. 

Handymen are only contacted when needed and payment is according to what they charge for the task they are doing. I do not have any reason  to have handyman check the houses between bookings. If something is not working, the guest or the cleaners will let you know.

I am not an accountant,  but from what I understand is,  closing costs are rolled into the cost basis of the property and deprecited

I too tell the cleaners that they can take what ever is left behind in the fridge or freezer. If it is an unopened canned/dry good (besides spices, most people appreciate the spice selection whether opened or not) it can stay, otherwise it gets tossed.

Yes, but make sure you have enough to not only cover the down payment and mortgage costs. But also all the furnishings and supplies to equip a short term furnished rental. It will probably cost you $20,000 to furnish and supply a 2-3 bedroom place.

I  manage 4 properties remotely, with no problem. Need to have reliable cleaners and a handyman. (Having a back up also recommended).Have a list of those you can call for appliance, ac, electrical and plumbing issues. Start by listing on sites like VRBO and Airbnb, then you can also set up direct bookings through sites like Houfy or set up your own website. You will learn as you set up your systems. You also have to want to be available at all times to answer questions, accept reservations and handle issues in a timely manner.
