would be beautiful here-- i'm hopeful the numbers will work.

We can go 40' in bldg height.

Christian thank you i never thought of a bus stop-- interesting.

I'm printing out comments from all of you and taking them with me to my zoning meeting on Monday afternoon.

Side note to Dan..yes i can do traditional office here and parking is 3/1000sf but it isn't the highest & best use and lease $/sf rates are lower which lowers the price i can get for the land.

My hope is to have a few physicians partner and owner occupy part of the bldg ( they could get 10% down com loans)... then when building (est cost

of land +15,000 sf = $5MM) then the drs with their 10+ year leases can sell to a REIT in 2021 for $10MM plus. That's the business plan I envision ...

I cannot even guess the value of just 1.3 acres of commercial land in this location in 2021.

So it's an amazing opportunity.

Thank you--you are right on target with so many items above.

I have a 16' class a buffer on both boundaries and have permission to reduce that another 25%.

A major med institution is interested in my parcel BUT they require 6/1000 sf parking. ( Why wasn't Elon Musk born 20 years earlier-- then we wouldn't have these wasted paved parking requirements.)

Anyway, the buyer prospect needs min 15,000 sqft... but cant get the 90+ surface parking #s.

HATE TRIANGLES.

I think i've mastered the Rental Property HOW TO program, with ~~ 200 single family homes.

I paid $325K for this rental on BCP and have offers all day long for $1.25MM.... hoping to get higher than that.

My other remaining rentals both DOUBLED in value and have had practically zero vacancy and min effort

(80% of the task is to buy the right property in the right location. )

Hi THANK YOU so much for posting. I wish i could just SELL THE DIRT but i have to go ahead and do some engineering /land planning pre-development work so that i can help a buyer get thru their due diligence FASTER EASIER... I can't take property off the market while a series of buyers with LOIs drag thru due diligence only to find the site won't work for them. I want to sell EFFICIENTLY so the buyer and I both know with assurance their bldg/parking requirements will work on this site.

Ill start by saying i'm 60 and ready to sell my land. I bought this land in 2004 on the "Rodeo Drive" of Charlotte NC and waited for everything to develop around it... So i have the LAST parcel of undeveloped land in this entire area of South Charlotte NC 28277. I've had it rezoned to O-1. Zoning says they want to see a Medical Office Bldg here, but my parcel is only 1.3 acres. Medical needs parking of 4 spaces/ 1000 SqFt It's too expensive to do underground parking OR a parking deck. I'd like to do a 2 story 18,000 Sq Ft bldg and that's 72 surface parking spaces. I'm thinking of opening up to the adjoining MF parcel to share their parking ( if zoning will allow a MF&O-1 zoning codes to share parking). I'm thinking of offering a brick wall to the 4 residential houses( that border my parcel on the right side) in exchange for them deeding over 15' at the far end of their backyards (aka creating setbacks) ANY other ideas????? ANY IDEAS on ways to increase area for parking spaces?? Ways to decrease tree save area? Ever used POROUS Pavement?? ( I hear it's really expensive---costs? ) THANK YOU SO MUCH for sharing anything you've seen or done that might help.

I know it sounds silly... but i found a wonderful GC in Charlotte NC on Thumbtack.com he had just relocated to NC from NY and i am keeping him forever an affordable perfectionist, a dream Ray Palones (for anyone in Charlotte )

I rezoned my residential primary residence to commercial O-1 all by myself* in Charlotte NC back in 2013 (*with the patient assistance of the wonderful Charlotte-Mecklenburg Planning and Zoning Departments). I called the experts for quotes -- it would have easily cost $30,000 which no way i had that just laying around. I did it myself * and the total cost was ~~ $8000. It took me a year working on it part-time start to finish--- but it's been my all time best investment. I'm donating the beautiful 3400 sqft house on it to charity and selling the land to build a medical office bldg on it. I learned so much in the process-- an extremely valuable lesson that i could never have gotten any other way !
