Hi everyone.

I wanted to see if any of you had other ways to source properties other than MLS, Craigslist, Facebook, and "driving for dollars". Inventory is low and I want to purchase a SFR in my area to fix and flip. I've thought about wholesalers but @Brandon Turner said to be careful and know who you're dealing with. As of now, I don't know any wholesalers in my area. I have my team in place so all I need is a house. If anyone has any ideas, I would appreciate advice. Thank you!

Hi Jennifer, you might try skim coating it.  It is cheaper than a re-rock and it can be made into a smooth texture. - then paint.  Hope this helps.  Best of luck to you!

Yesterday I took the free course on BP by Brandon Turner. It was fantastic and I really learned a lot. A couple of key lessons that I learned: be flexible and keep moving forward. After completing the course, I came across a property that had great potential for a flip. I ran the numbers and when it was all said and done, it had a nice profit. It looked really good so I called my investor. He was on board. Mind you, this would have been my first flip and our first deal together. Brandon Turner made it very clear to trust and rely on your Realtor. To ask questions about the area and know your market. In working out the details to have my Realtor show myself, my contractor and my investor the property today, I really decided to drill down on the neighborhood. I quickly found out it was in a really bad location and even though there were a couple of comps to support my ARV, selling the 4 bed /2 bath would be extremely difficult. Brandon Turner also told me the most important thing about investing, "You make your money on the front". Long story short, if I would have not been flexible and listened to my real estate expert, I would have completed the flip, lost money and wouldn't have had a viable exit strategy. Not to mention, I would have lost my investor in the process. I want to say thank you Brandon Turner for sharing your knowledge and experience. Off to find another house! Best Regards, Lisa

This is so crazy.  Meanwhile, the house sits vacant and getting more run down by the day.  3 years is a long time to an empty house.  I will just keep watching it.

Thanks Rick, that is very helpful.  I will keep digging and see if I can locate an heir.

Even though I'm getting into the flipping world, this house would be my primary.  After searching, I found the owner owes approx. $219K, the house is a 3/2, 1800 sq ft. on 3 acres.  Property values in that area range from $250 -$350K.  It would be a good investment long term with just a little TLC.
