There are STR restrictions in Daytona Beach and some other areas in the county. There are STRs but not all are legal. Your agent should know, but do your own DD. There is a high demand for longer term rentals for both snowbirds and locals.

We purchased our first investment property in Ormond Beach in January. Our agent was a fantastic resource and helped build the team needed for us to buy long distance and manage from afar.
3bd/3bth townhome for $271k, that is now tenant occupied at $2400/mo. I hope to do the process again and purchase in the next 4-6 months.

Are video door bells and security cameras allowed on rental properties in Florida? I'm a long distance landlord and for security sake I would like to monitor access to the premise while the property is being marketed. Once occupied, I would turn over control to the tenant to manage the doorbell. Anyone have experience with this? Thanks!

Would you do this deal? This is a condo in the Denver metro area that needs full rehab. New kitchen, bathroom, flooring throughout, as well as cigarette smoke mitigation. The rehab estimate is between $40-$45k. Rental inventory in Lakewood is slim, so the demand it there, but market doesn't show any 2/1 units over $1900 currently.
My agent believes the ARV will be $325k. The plan is to cash-out refi and hold long term.
