Thanks for chiming in @Cassi Justiz and @Rhett Tullis. We love Oklahoma, one big reason is because of the people! We are ok with leaving a little money in the deal for a solid cash-flowing rental. Rhett, any major headache areas you'd recommend avoiding? I'll keep you posted on the process!

Thanks for sharing the details of this deal! I've recently considered at 6 unit near downtown Ogden but was scared off by the extensive repairs needed. But this gives me hope that it can be done. Do you plan to keep the Section 8 designation?

Hey BP members! I've been consuming information and podcasts for 18 months and its time to get active in the forums. We have a decent little duplex under our belts in Midwest City, OK that cash flows nicely. With @David Greene's BRRRR book on repeat we really want to try our hand at a few distressed SFHs and turn them into rentals. Any perspective, suggestions or advice is greatly appreciated!
