Dear Investors and Realtors (of vacant properties),

Would you hire out to a professional stager/staging company that offered top notch staging as a marketing service, with flexible time frames (daily, weekly, monthly options), including virtual tours, a small up front deposit and a reasonable final payment at time COE? If so, what would consider to be a fair fee? What would a standard time frame for staging be?

Thank you!

Thank you for your input. This begs the question: "What about Bird Dogging"? How is a bird dogging fee different from a finder's fees?

Hi Investors,

Is a finders fee legal in California? I am going to connect a seller (of a newly created winery) to a cash buyer/investor. If I make the deal happen, am I legally allowed to get a finders fee?

Laurie

Hello Successful Investors,

I have read a lot of interesting reports on how to become a successful as a real estate investor. I wonder what is the fastest and most efficacious route to successfully accruing a lucrative real estate portfolio? What first tiny steps should one take? What mix of properties should one plan to develop? And, what tools and methods should be used to do this? Thank you, Laurie

Hello Fellow Investors,

Last September I purchased a 3-day seminar for $800.00 from a San Diego real estate "guru" who was a featured speaker at our local Santa Barbara REIA. The seminar has never been delivered. I am not the only local investor who has been ripped-off by this woman. The excuses I get are mind-boggling and absurd. She has now been banned from our local REIA. I wonder if anyone knows where I can go to at least post something to warn others about her so they do not spend money? Laurie Alexander

Hi Steven,

Great advise - I'll take it! Thanks for the good wishes.

Aaron,

seriously? You nor your end buyer have never put down an EMD?! Please, do tell - why not?

Thanks,

Laurie

Belinda,

Would you please answer two more questions: 1) How do you search for title issues - where do you go for this search? and 2) Is your initial EMD included in your payment from the end buyer, or is it separate? Thanks, Laurie

HI Brian and Belinda,

Thank you kindly for your time and the input you gave me. I have re-written what I have understood from your responses. Did I get it right?

Thanks a million!
