The market is still very hot in Nashville. However, like all cycles, this one will eventually cool down. I don't know your personal situation, but I know several seasoned investors who are liquidating because they believe the wave is cresting.

The premise behind those decisions is driven by a concern with state of the macro level economy rather than Nashville's future health.

Don't trust Redfin's algorithm as a hot/cold market indicator. 

Nashville is as hot as Denver.

Yields are low and competition is intense.

A = Green Hills, Germantown, Midtown, Belle Meade, Brentwood, Franklin, Sylvan Park, 12 South, Gulch, West End

B = Bellevue, East Nashville (B+/A-), Hendersonville, Hermitage, Donelson, Woodbine, Murfreesboro (submarket), Spring Hill (submarket)

C = Antioch, Madison, Old Hickory, Inglewood, Lavergne, Lebanon (submarket), Ashland City (submarket), Dickson (submarket), Smyrna (submarket), Columbia (submarket)

I know a few multi family investors in town and would be happy to introduce you. One guy focuses on small to mid size MF (10-50 units) and loves the major rehab projects.

Congratulations Josh! I've yet to complete a sub 2 deal, and your successful attempt inspires me!

I'm surprised the seller didn't list the house for more than the outstanding mortgage - considering Nashville's RE climate, it amazes me that he left money on the table.

BTW, who did you hire for the legal work?

Any of the local community banks might work, but they'll probably only offer an ARM product - likely 25 yr amm, ~4.5-5% interest. You may want to try TriStar Bank (Spring Hill) or Simmons Bank (Columbia/Franklin).
