I mean of course you can raise value with warranted repairs and good upgrades.
Do Yourself a favor and look at comparable houses like the one you want.
Look for some sold or on market. Maybe see someone providing a turnkey deal. That should give you a real example

@Jordan Rabb if the numbers work for you, then go for it! Looks like a better neighborhood.
What I see with Manchester personally, I don't see much appreciation or ARV rise.
ARV is what I strive for.
We are of the BRRR style of investing.
Also, number of bedrooms and rents are mild compared to smaller towns with dense clusters of multi families.
Regardless, I think you should think positive of your potential investment and knock it out of the park. Work on your negotiation tactics, lower the price and get that house!

Many folks on here have had opinions of
Manch. Living from a town close by, I know there are good Sections and VERY tough sections. All depends on what class you are trying to Purchase.
Manchester has a high population with a very diverse group. However, you sort of knkw what you’re getting.
Claremont, is way off the beat and path..

Any opinions? I know its below the avg poverty line for NH

That much cash for 1k a month is the question....
Or purchase 2-3 smaller multi families and try the BRRRR-
Then have all your cash back hopefully in a year or so 🤷🏼♂️ just my two cents

I went ahead and found RE Attorney better equipped to handle my foreclosure deals.

Thank you for the reply. He is a Real Estate attorney. Im so perplexed.
I figured it would be up to the lender to make that decision if the old owner being there is okay.
