Hello Ronald, a year has passed since your post, how is the boarding house going? Any tips to advice for newbies about to start this process?

@Tony H.Please provide an update- I am in a very similar situation- tenants paying below market rents, month to month with no written lease- except in my case it is 4 different tenants (I am purchasing a quad). I have sent the estoppel letter to my realtor to have the tenants fill it out since my due diligence period starts on Monday- my expectation is that it is completed by both seller and tenants prior to the end of my 2 week due diligence period. Thanks!!

You may also want to look into getting an Estoppel Agreement from each tenant prior to closing. There is a great really simple one here on BP under contracts.

Hello BP community, thank you in advance for reading this post and thank you for all of the excellent tips and advice that I have received thus far by reading all of the post here on BiggerPockets! My question is around VA loans. I am a newbie investor looking to get started and I have a military family member who would like to assist me with funding some deals. He has access to VA loans but I don't quite understand how they work, and how we can use them to purchase investment properties. We are located in North Carolina and any help or advice that you can offer would be greatly greatly appreciated!
