If there's one piece of advice for rookies I see more often than others, it's to get involved with their local REIA groups ASAP. I'm registered and ready to go for next month's DREIA meeting here in Miami. But I want to prepare accordingly to make my first visit as effective as possible and make a good first impression. Understanding that the turn-over ratio for new wholesalers is quite high, I would expect that the experienced investors would know this and probably see each one as "just another one of those guys".

Would anyone here have any suggestions or advice on how to navigate through my very first meeting?  Being new, I obviously have my goals such as finding potential customers (i.e. cash buyers), obtaining referrals for closing agents & realtors, get a feel for the local market, etc...BUT i don't have much to offer in return except for open ears and promises of commitment.  

Any words of wisdom would be greatly appreciated.

P.S. I'm also new to networking so I got a lot to work on but thankfully, I'm not THAT shy.

Hi Brittaney,

I'm brand new to the game (Introduced to wholesaling 9/4 and been studying since non-stop).  I'll be wholesaling in Miami and my first marketing campaign (yellow letters to absentee owners) will be deployed Friday.  I also just went live with a quick and easy seller's squeeze page as well with some ads from google adwords.  Jumping right into action!

As far as buyers, I have a few that have signed up on my buyer's page but I'm actually waiting for the next DREIA meeting to introduce myself to REI crowd and hopefully receive some help and guidance.

I definitely agree with the concept of teaming up rather than competing so I'll definitely keep you updated on my progress and what works if you're interested. Feel free to message me directly if you'd like.

How about asking him for his email or fax and send him a signed lowball offer based on numbers you can support.  Just makes sure you include an expiration date.  Having it in his hands may get him to think about it a little more and possibly call you to re-negotiate. And if he doesn't call, you follow-up with him.  Just an idea from a good ol' newbie.

Hi all:

It only took me 5 minutes of snooping around this site to make me decide "yup, I wanna be part of this!"

I'm a new investor who is getting into wholesaling. Quite funny actually how I even found out about this field of REI. I am a huge self-help/motivation junkie and big fan of a motivational speaker by the name of Eric Thomas (aka ET the HipHop Preacher) - you should definitely check him out on youtube. Anyway, he teamed up with Sean Terry, apparently a well-known wholesaler, to do a conference and I caught a recent webinar they did...and BINGO...I was hooked. I actually just started his academy which offers a ton of useful information.

I have been moving up the corporate ladder with "good jobs" slowly but surely but thanks to Robert Kiyosaki's books, now I'm in search of my own financial freedom; even more so now because of the two wonderful boys I am now a father of (a 2 y/o and a 5 month old).  So I definitely have a "why" to drive me to success.  Prior to the webinar I mentioned, I had been self teaching myself to trade in the stock market, which wasn't going too bad.  But anything can happen in the stock market and most of it is beyond our control.  

So now I'm here and I'm here because I'm really serious about this new step I'm taking. I'm looking to learn and more importantly, have the support of like-minded people when things aren't going so well.  I won't be one of the many wholesalers who give up after a few months (mark my words). I'd also like to connect with some cash investors as they're ultimately my customer as a wholesaler.
