Good morning everyone. Just wondering if you can export a list from foreclosures.com to use to skip trace? Maybe I have to get out of the 7 day free trial to be able to use all of the site? If anyone has any advice please let me know. I appreciate it! Have a wonderful day.

Good to know. So if I do get a loan it would need to be commercial. If I buy it all cash, is this a smart thing to do???

Hi everyone! I have an opportunity to buy a 4pkex, duplex, single family, and mobile home. Asking price is $450k cash for everything. All units are rented out and have never been vacant. Cash flow is $4000/month. It’s in a very small town with not a tone of potential growth. The heat map on PropStream shows it in the yellow so about medium growth. I am wondering if this is a smart investment? Is it smart to put all cash in or is there a way to use some hard money? This would be my first start investing. So it is a little scary. I would be grateful for any opinions end advice anyone can offer.

Hi everyone, is there anyone out there that would be interested in private money lending? I have 2 properties in Colorado Springs that I am looking to buy. Would need potentially anywhere from 10-20% down. They are both fix and flips and I would be looking to buy hold after renovating. On one property the renovations would last about 6 months and the other possibly 2-3 months. I think these are amazing deals and have a ton of potential. I am also very familiar with flipping houses and construction. I work for builder as a project manager/GC. So I do have knowledge and experience running, managing, projects from the ground up. I am a project manager/ GC for Lumen. We are a small company. It’s two guys who are the owners, myself and an administrative assistant. I am running the projects, dealing with the contractors, on site everyday. It’s a lot of fun and I love watching a project go from nothing to these beautiful buildings or homes. I have been working for Lumen since 2014. I was able to start out part time and it just grew from there.

Thank you for the advice!!! I really appreciate it. I am actually in a mentorship program right now. Starts this week! I am really excited to get the work started and see what I can do.

I want to focus on buy and holds but the mentorship program that I am in say that you need to go by the 1% rule when you are considering a rental property. I live in Denver and I am not sure I will find anything that will rent for 1% of what I buy it for!!! Would you recommend that the 1% rule is a good rule of them for rental properties? If so, I might need to look elsewhere. Not sure where these exist right with this market!!! 

I will definitely look into subject to. I need to become more familiar with this strategy. Thank you again for advice. Have a wonderful day.

Thank you Nicole and Ben!! I would love to connect with y’all. I would love to understand how to really analyze property. To understand a good deal! I tried using the rental calculator but I found it a little confusing.
