I currently have my own ways of connecting with certain investors for Luxury Flips, and Multi Family Portfolios of all sizes. Ive ventured into hotels a while back and have grown good connections since along with some high end buyers however I’m always looking to learn since I know I don’t know it all. I’d love to learn the ways you all have connected with Hotel investors, especially when dealing with bigger portfolios. Currently I have a few ranging from $10M to $500M. But I’m looking to expand the current connections I have. How are you seeking for these specific investors? And is anyone willing to connect me to their connections as well? Would love to work with you if you have high end buyers seeking high end hotels.

House hacking in this price range could prove to be risky. The pool of buyers in the luxury market is much smaller. And as you know, hard money isn't cheap. 

Getting a rental property to cash flow in SD is possible; just usually requires a large down payment.

Our investors flip properties until they have enough capital to make a multi-unit property purchase. That's when you'll be closer to finding the cap rates you're ultimately looking for.  

I'd consider house hacking with properties you know will have better chance of selling quickly. SFR's in established areas and 2-4 units almost anywhere in SD county. Best of luck Sir!

@Simmy Ahluwalia yes, owner is selling during the remodel phase however majority will be set to finish in September. Unfortunately, owner is selling the entire portfolio as a whole.

We currently have a private account in the Atlanta Metro area through a developer. In which we are direct to the seller. We are selling 1700+ Units comprised of 6 Building apartment communities. Most of the buildings are under remodel and currently have vacancies due to this renovation project.
