Chuy, the first tip I would offer is to keep your eye on the task at hand as opposed to getting rich. If that is your only objective, it will be reflected in your performance as a landlord.
Build your castle, but build it one stone at a time and focus on the skill and craftsmanship and the money will come.
Besides, I know all of the areas you mentioned very well. Your tenants will see right through you if you don't appear to be sincere about your responsibilities as a landlord.

I'm not certain of the laws in Maine, but you might consider sending or posting a letter notifying former tenant(s) that they have x days to retrieve....
