I have a small 1 unit apartment that I lease. When I wrote the lease, I put in that the lease was for 1 tenant only with no more than 1 additional to be added and that the procedure for the additional tenant would be the same as it was for the original tenant with an increase in X amount of rent so they knew when they signed the lease that should they decide to add their boy/girl friend that this is what would happen. sounds about like the same thing I'm targeting.  I'm not really interested in doing any rehab. So it's kind of tough finding some really decent ones in a decent neighborhood sometimes. 

I have two rentals in my hometown in PA and one in Dayton Ohio. My son is in Ohio and is wholesaling there also. I have worked with him a little. We just sold a 5 unit apartment building and have another 4 unit that needs rehabbed. I am going to do some wholesaling to raise some cash so I can buy and hold some rentals.
