Do you have the deed?  If not, I'd meet up with a title agent and have them set up the agreement for you.  They can arrange for payments, document prep, recording and all sorts of things...in addition to the title search.

Having the property held by the LLC may be the issue. You could use a DSCR mortgage. There may be an option for a fixed rate second mortgage. I'd see about networking in your local area with other investors, or visit the forum section on LA, join a local real estate investment group and ask experienced investors there.

That is the situation in Florida.  You could improve the insulation.

We moved into light fixers, did them up over time, turned the house into a rental.  Bought the next gentle fixer, fixed it up over time.  We used a work bonus to buy a rental, and a big tax return to buy another rental.  It starts to build, even when this is done slow and steady. 

The cash you must hold aside will come in handy for those capital expenses such as A/C units, leaks, hot water heaters going out, etc.  Set money aside for emergencies first  Then save up for down payments.  Ask for seller financing each time you make an offer.

Game room...that works well for me.  I have ping pong...can add Foosball, shuffleboard and similar.  I paint the concrete gray, have a mango wood table and chairs. Nice lighting.

Sounds like Figure.  They had a super fast HELOC that we looked at.

I bought the highest capacity washer I could find, no impeller.  The bottom plate plastic connector stripped and the plate couldn’t be reattached.  I had to buy new after 2 years.  No LG or Samsung for me.
