I've seen a lot of news about REITs scooping up a lot of real estate since '08.

I don't think it would be out of the ordinary for 20 units to request a longer time period, especially since I'm assuming many are occupied.

NY is probably far different than Oregon, but here in Oregon you get only a slight benefit to heating with gas vs electric.  For $22k, I'd stay with electric.

@Sippy Hira - given those options, go with Arizona.  Seattle keeps passing anti-landlord pro-tenant laws and appears to be the biggest opponent of successful real-estate investors in the country currently.  The two most recent limits how much you can charge for a deposit and requires you accept it in 6 monthly payments.  What happens if the tenant does damage before that, well, Seattle says the landlord is out of luck.  Also last August they implemented more anti-landlord laws.  Seattle is unfriendly towards landlords and property investors.

Safeco generally has good landlord policies.  Might also check with The Hartford. All in all, a local broker could probably help you out far better than this board.

Excellent advice Ken.  Especially for commercial applications it can take weeks to get documents in order to get approval letters.

Something tells me that if the unit included a 40" TV, PS4 or Xbox, and Internet Service you'd attract a lot of college students.  It would cost less than $700 to pull that off and you'd have a huge competitive advantage.  Just an idea.
