Experienced investors; knowing what you know now, what actionable items do you wish you would have included in your 90 day goal that you didn't know about until after you reached your goal? What action items, daily tasks do you feel are essential in making and reaching a 90 day investment goal?

It's not uncommon to hear on the podcast that the guest found a partner for their deal through BiggerPockets. For those of you that have successfully used BP to find partners for your deals, how'd you go about it? I'm curious to see what approach was effective for you while at the same time, not being too pushy / spammy. Any and all insight is appreciated. Thanks!

It depends on if you and your partner are flipping the home or keeping for buy and hold. It also depends on what the role is for the partnership. If someone just has the money bot the other is doing everything, the person doing everything should just borrow the money like an HMN and not have a partner.  Otherwise, you just do it 50/50 regardless bc sometimes roles and responsibilities change.

I'm curious to hear how those who have partnered on deals where someone else brought the funds for the deal, how did you structure the deal / returns? Obviously, there are numerous ways to structure deals, but I was curious to see if there were any commonalities among those with experience in partnering deals.
