Find someone who is already successful in the industry that you want to pursue. Provide them value, learn from them. What area are you from? A good way to connect with local real estate investors is at local meet ups. Check the events and meet ups section at the top of the page for meet ups in your area. Buying properties that both cash flow and appreciate is definitely a good goal. In my opinion investors buy properties with break even or negative cash flow and hope for large appreciation are taking a gamble. I have been investing in Michigan since 2014, we have many areas that still exceed the 1% rule and have annual appreciation. Do you invest locally in PA?
