Hey Garrett, 

Congrats on starting your real estate investing journey! Like @Jake Andronico said house hacking is a fantastic way to start off real estate investing. $20K is a decent amount to put down on a home. Look into first time home buyer programs in your area. You may be able to qualify for a down payment assistance program.

Have you spoken with an agent in Toledo? if not there are some great investor friendly agents on the Forum. For my investor clients we have several way of sourcing off market properties. Zillow is a good source for on market properties and FSBO's. Agents have access to the MLS which has a greater number of listings and more in depth property information. They will also be able to run comps for you, and have access recent sales data. As and out of state investor it is always smart to build a local team you can trust. Hey Dylan,

I recommend working over the summer, or getting a side hustle while you are in school. Save up as much money as you can over the next year or two. Then start with a strategy like house hacking. Having a few of your friends as roommates helping to pay down your mortgage every month is a win win. If you purchase a home in your college town you can keep it as a rental after you graduate. Or you can sell the property and use the proceeds to invest in more real estate. Read as much as you can and see if there are any local investor meet ups in your area. You will make some great connections there and may be able to find a job or business partner.

If you sell would you make a greater rate of return on another property?

Have you considered keeping the property and taking out a HELOC to purchase another property? This may be your best option if you are looking to build your portfolio.
