Please make sure you never, ever, for any reason shop at a Walmart. Or, if you go to a mall, make sure you don't go to Dillard's. I'd hate for you to support anything affiliated with Arkansas.

I would get with a great title company. They will be able to discover any liens. Hopefully you can get a General warranty deed. They will at least be able to tell you who is cliaming rights to the land and money owed through the title search. 

 Thank you! I'll be doing that tomorrow then. The circuit clerk advised there were no outstanding liens right now so I plan on just paying the taxes. It isn't but a few hundred dollars anyways. Thank you for the insight! 

I've been given the deed to a house(just got to go to lawyer and have all the I's and T's done) and I've found out the property taxes are delinquent. I've been trying to contact the circuit clerk about any possible liens, but is there anything else I need to check for as well? I haven't signed anything so I'm not liable for anything, but I want to make sure because there is no mortgage owed on the property. Any advice would be great. Thank you in advance!

Post: Rent-to-own Under Moratorium?

I am almost done remodeling our property and my wife and I have been going back and forth with ourselves on if we want to rent or possibly sell altogether. We keep going bringing up rent-to-own, as that is something we actually did ourselves early in our marriage and it worked great for both us and our landlord. My question is, does rent-to-own fall under the eviction moratorium? I'm not trying to be sleazy or anything about rent, I'm just trying to continually make sure I'm educated. I just can't find anything helpful online. Thoughts?

I know I am new to this business, but I've been searching for a private money lender in my area. I saw someone posted on Craigslist they were looking to invest. I just wanted to ask what questions should I ask them/what would help me in knowing they are for real if I contact them? I've got an inside scoop on a house that will be coming available in the next couple weeks and I am about 99% sure the people would just sell to me and not even list(they are my bosses). Thanks for any tips and tricks on this!

I know I am new to the game, and I'm sure a podcast or webinar or something has covered this and I just can't find it, but how are people finding deals not on the MLS or anything? Are you mass mailing or posting signs? I just want to make sure I'm covering all my options and possibilities before I start moving money around. Thanks!

@Kiera Underwood I'd love to house hack! Sadly, my wife doesn't lol and I can't really blame her. We have a nice home now that we moved into back in March that she picked out personally lol

Listen and learn and you will realize why most wealthy folks have real estate!!  

 I went to Harding and actually rented a house on Glenmere for a bit! I'm definitely planning to get a CPA if things start going the way I want.
