These are great comments on this thread! I liked the one saying how house hacking is made profitable by what you can put up with basically. Sure, maybe there is a magic deal out there where you will cash flow and have your own space. However finding that deal right now is tough. 

I got into real estate myself with this method and actually ended up opting for a single family home where I rented out the bedrooms and Airbnb’d the basement as it had its own entrance. Many creative ways to make things work, just need the insight to see it and or an agent who can help see it.

@Caleb Brown might be able to answer this the best. I think a lot of bigger multi family deals are sorta over priced right now. At least the ones we are seeing on the MLS. And yeah people are still paying for them knowing they will eventually cashflow, but a lot of it is just based off appreciation.

I source smaller multi family properties off market (2-4 units) and then try and find buyers for them so if you were interested in hopping on a buyers list I'd be happy to send you what I dig up.

I really like NE of Independence. Close to a community college, a popular biking and running trail and outdoor activities, and I think a big hitter is that it's so close to major highway access I-70 as well.

It's truly nothing crazy. I am not sure a full on STR model would work in the area, but we rent out the basement portion of the house that is partially finished, and will see anywhere from $600-$800 a month come in. Fluctuates a good deal though. We see some people stay for a month+ and others just for a week or weekend.

I would think that you could get the building on a discount if anything. If you guys are going off market then he would be saving on commission by bringing an agent in, which could be resembled back in the purchase price for you. As far as protecting yourselves in the transaction without having representation, I would study up on whatever contract you will be using. You could reach out to a local team who would potentially assist in the deal, and see if they have a copy of a contract you could use. Hope that helps!

Whatever the property is, I would recommend going at least above a 1950 property. Generally less repairs over the long run and less maintenance to deal with. However, a newer fourplex is something you'll definitely pay for. I would look at slightly older fourplex's. Maybe even some off market ones if you can find an agent who helps source these as there is less competition for those. 1980-2000 is a good sweet spot!

 I sort of did this! Just in the opposite direction haha! I acquired a single family home and house hacked this renting out the extra rooms and running and Airbnb in the walkout basement. I used the opportunity of the income I was making to cover my portion of the houses rent, and used that to go live in a few other places and had some great experiences while living off the income from the property. Now I have moved back though. Definitely worth it in a lot of different scenarios. You could pick somewhere you have always wanted to experience living in and use that. However, could be safer to purchase where you are from and use my scenario where you used the extra cashflow from the property to pay down rent in the chosen place to live

Hey all! Was curious to poll some other members about AirBnB's near iHop KC in Grandview. I have held one here for a little bit now and it seems to do pretty well attracting people from the ihop kc community, and other people traveling for work into KC or other scenarios. Anyone else running an AirBnB in the area and finding it to be doing pretty well? Who is your clientele, do you have multiple? What is your setup look like?
