Most agents/brokers would likely pay for your license. When interviewing I would make it clear that getting your license is something that interest you.

As Mike said, you cannot terminate a lease. However, you can mutually agree to terminate the lease (cash for keys, etc.).

I don't see the Utah market softening at all. Median days on the market is still only 5 days. I see things going back to somewhat normal though. New listing prices are going back to comps rather than comps + 50k or more.

1. Transaction coordinators (TC) are legit. Most TCs I know are licensed as well, (I believe you have to be to fill out contracts but I am not sure about this).

2. Yes

3. Yes, most of the agents who have TCs are successful and doing quite a few transactions.

4. Hourly or paid by file (each time a buyer buys or a seller sells). Compensation ranges quite a bit, at least $20 an hour or a couple hundred bucks a file

John, I can tell you firsthand that becoming an agent does not in any way help you learn about investing. If you are simply wanting to get your license to learn to invest, I would put that time and energy into self-education or a paid course.

It is nice to be able to put your commission into the deal, but if that is the only time you are using your license I wouldn't recommend it.

Yes. As soon as you get enough for a down payment, I would invest again.

Rates have a more significant effect on monthly payments than price does. Also, we have been told and know that rates will continue to increase, so the sooner you get in the better. See the image attached for a more comprehensive idea of what rates and prices do to monthly payments.

Hello!

Does anyone have a financial model that they use for house hacking? I have one that I made and have been using but would love to build on what someone else has done or collaborate on mine. Mine isn't doing exactly what I want it to.
